Being based in Milton means we're not visiting Brisbane's CBD, South Bank, Fortitude Valley and Newstead precincts — we're working in them, week to week, alongside the certifiers and builders who ultimately deliver the fitout. That proximity shapes how we design: we know which base building services conditions to expect in a given tower, which centre and body corporate approval processes tend to slow a project down, and how to sequence documentation so it doesn't stall on-site.
Brisbane's commercial tenancies span a wide range of building stock, from older CBD towers with existing services constraints to newer developments in South Bank and Fortitude Valley built around flexible, tech-enabled workplace floors. Each brings a different set of planning challenges — floor-to-ceiling heights, existing core positions, natural light access — and the fitout has to respond to what's actually there, not an idealised floor plate.
Across corporate, legal, medical and government clients, the brief changes but the process doesn't: strategic space planning first, then documentation detailed enough for accurate builder tenders, then construction coordination through to a handover that matches what was designed. As a QBCC-licensed practice, that whole sequence sits with one studio, not split across separate consultants.
